mortgage rates broke back above seven percent for the first time in roughly two years while the north metro's inventory build concentrated in a few submarkets, and sellers held price by conceding at closing rather than cutting at listing.

Rates and affordability

The thirty-year fixed averaged 7.03 percent for the week of September 24, up from 6.95 percent the week before and 73 basis points above a year earlier; the fifteen-year averaged 6.42 percent (Freddie Mac, Primary Mortgage Market Survey, September 24, 2026). The daily index ran well ahead of the weekly average: 7.45 percent intraday on September 24 and 7.36 percent on September 28, a 27 basis point move in a week (Mortgage News Daily, as reported by CNBC on September 24 and Forbes Advisor on September 28). The Mortgage Bankers Association's survey for the week ending September 18 put the thirty-year at 7.12 percent, with total applications down 1.5 percent, refinance volume down 3 percent on the week and 62 percent on the year, and adjustable-rate share rising to 9.8 percent from 8.4 percent (MBA Weekly Survey, released September 23). The ten-year Treasury crossed 5.10 percent on September 23, its highest since 2007 (U.S. Treasury daily yield curve; Trading Economics, accessed September 28).

The "rates are still low by history" line does not survive the arithmetic once the 1979 to 1985 spike is excluded: the fifty-year median ten-year yield outside that window is about 4.50 percent, which maps to a thirty-year mortgage near 6.4 percent, so a 7 percent mortgage sits above the normal range, not below it (The Practice analysis, September 23, 2026, on Treasury and Freddie Mac data). The national affordability index improved to 104.7 from 101.2 a year earlier in the August release, but that reading reflects high-six rates before the September move and should reverse in the next print (the national association's August existing-home sales release, September 10).

Prices

Price signals diverged by source and by town. The twelve-county metro median fell to $400,000 in August, down 4.8 percent on the month and 1.7 percent on the year (GAMLS monthly statistics as reported by Metro Atlanta CEO, September 2026; re-cite to the GAMLS report before publication), while Fulton County's median rose 3.4 percent on the year to $475,000 with months of supply at 5.7, balanced territory for the first time in years (FMLS county statistics as reported by Simply List Atlanta, September 9, 2026; re-cite to the FMLS report before publication). Inside the corridor the split was clean: Milton up 8.0 percent on the year to a $1,269,160 median and Cherokee County up 4.5 percent, against Johns Creek down 5.6 percent, Canton down 6.6 percent, and Dawsonville down 7.5 percent with median days on market at 68, thirty days longer than a year earlier (Redfin city and county market pages, August 2026 data). The repeat-sales index told a quieter story: Atlanta's Case-Shiller index rose 0.24 percent on the month to 252.71 in June, the latest reading available in September (S&P CoreLogic Case-Shiller via FRED, series ATXRNSA, accessed September 28). The Zillow Home Value Index for the metro stood at $377,428 in August, down 1.58 percent on the year, with Cherokee the most resilient county at minus 1.00 percent and Forsyth and Gwinnett the softest at about minus 2.4 percent (Zillow Research, ZHVI CSVs downloaded September 28, 2026).

Inventory and supply

Inventory rose across the corridor at very different rates. One north-metro brokerage's August report put Johns Creek for-sale inventory up 84 percent on the year against 6 to 18 percent for Alpharetta, Milton, and Roswell (Robin Martin and Associates, North Atlanta Real Estate Market Update, September 2026). Fulton County showed 5.7 months of supply with active listings flat on the year (+0.6 percent) and new listings down 2.4 percent: the build came from homes sitting, not from fresh supply (FMLS via Simply List, August 2026; re-cite). Metro active-listing counts differed by provider, 34,194 on Zillow's series (+0.16 percent on the year) against 29,580 on the FRED series (up 11.6 percent since April), which is why every inventory figure on this page carries its source (Zillow Research CSV, 9/28/26; FRED ACTLISCOU12060, August 2026). Builder sentiment fell to 32 in September, a three-year low, with the South region at 31 (NAHB/Wells Fargo Housing Market Index, September 2026, as reported by Builder.Media); Cherokee County single-family permits were down 18 percent year to date through the second quarter, a third straight year of double-digit decline, while Fulton's were flat at 753 (HBWeekly, July 15, 2026).

Buyer and seller activity

Georgia closed 10,537 sales in August, down 6 percent on the month, with 9,950 pending (down 11 percent), a $355,580 median (up 1 percent), and 5.1 months of supply statewide (the Georgia association's August release). Metro pending sales fell 28.9 percent on the year for a fifth straight month and sales volume fell to $2.237 billion, down 19.5 percent on the month (GAMLS via Metro Atlanta CEO; re-cite). Fulton and Forsyth posted nearly identical pending declines (minus 22.3 and minus 22.4 percent) but diverged on supply: Forsyth's inventory up 10.5 percent with days on market up 7.5 percent, Fulton's inventory flat with days on market down 4.5 percent (FMLS and GAMLS county statistics via Simply List, August 2026; re-cite). List-to-sale ratios held between 95.2 and 97 percent across Fulton, Forsyth, and the north-metro rollup: sellers held price and conceded at closing. Atlanta ranked first among 29 metros for seller concessions at 72.8 percent of August sales against a record national August of 44.7 percent (Redfin, "Nearly Half of Homebuyers Get Concessions," September 18, 2026).

What it meant for a practice

Quote the daily rate, not last week's average: a buyer who heard "low sevens" on Monday was 30 to 40 basis points behind the market by Thursday. There was no single north-metro price trend in September; Milton and Cherokee appreciated while Johns Creek, Canton, and Dawsonville fell, so a corridor-wide number misled in both directions. Concessions, not list-price cuts, were the clearing mechanism, which is a negotiation fact, not a pricing one.
